In April 2019, Arlington adopted an ordinance that reaffirmed and enforced a ban on all forms of STRs, including owner-occupied, in most residential areas of the city, save for an area around the entertainment district.

In 2021, STR owners appealed the decision but the court agreed with the City of Arlington’s claims:

“The use of single-family residences by individuals for short periods of time may negatively impact the residential character of many neighborhoods by reducing communication and accountability between permanent residents by partially substituting permanent residents with transient visitors.”

“The regulation of the use and operation of such ‘short-term rental’ property is intended to prevent the further erosion of pre-existing and stable single-family neighborhoods, and further advance the City Council’s objective of championing great neighborhoods.”

The STR operators suing the City appealed the Court of Appeals decision to the Texas Supreme Court. In Jan 2022, the Texas Supreme Court denied their petition for review. Arlington’s short term rental ordinance stands.

Great news! The Tarrant County District Court has denied the Arlington STR operators request to reconsider the previous denial of their request for a temporary injunction against the enforcement of Arlington’s STR ordinance. (2020)

After years of debate, the Arlington City Council on Tuesday took its first step toward regulating short-term rentals. The City Council approved amending the unified development code by a 6-3 vote to designate a short-term rental district within a one-mile radius of the city’s entertainment district, which includes Six Flags Over TexasGlobe Life Park and AT&T Stadium.
